The most sought-after location for summer rental. Villas here offer direct or near-direct beach access, proximity to the major beach clubs, and the particular quality of light that comes from facing the bay. Peak demand runs July and August; prices reflect it. Our beachfront properties on Pampelonne start from €22,000 per week and rise significantly for estates with private buoys and security.

A gated residential enclave between the port and Pampelonne, Les Parcs is where Saint-Tropez's most private and architecturally refined villas are concentrated. New construction here is rare — most properties date from the 1970s and 80s and have been renovated to contemporary standards. A large estate in Les Parcs typically starts from around €42,000 per week in high season.

Timing

The Riviera is at its most considered in these months. Pampelonne is never empty in June, but it is manageable. Beach clubs are fully operational from mid-May. The light is exceptional — warm, long evenings — and the crowds are a fraction of July and August. Villas are typically available with shorter notice and at 40–50% of peak pricing. September is particularly underrated: the sea is warmer than July, the port is quieter, and restaurants will actually take a reservation.

Peak demand. The port, the beach clubs, and the best restaurants are operating at full capacity. This is the Saint-Tropez of international press and the yachting crowd. Properties need to be reserved before February for July, and before March for August. Prices are at their highest, availability at its most constrained.
